Residential portfolios built unit by unit, reviewed as one asset
We assemble and manage multi-unit residential holdings in Dubai and the wider UAE: ready, off-plan and branded residences, selected against a written investment brief rather than a launch calendar.
What we do
- Portfolio brief: income, growth, residency or succession objectives, written down and agreed
- Shortlists across ready, off-plan and branded residences, with developer and project checks
- Payment-plan scheduling across several units so cash calls do not cluster
- Golden Visa planning for holdings worth AED 2 million or more
- Snagging, handover, leasing set-up and annual portfolio review
What we check before you commit
- Developer track record and project registration with RERA
- Escrow account details and construction progress for off-plan units
- Service charges, community rules and short-let permissions
- Rental evidence from registered tenancies, not asking rents
- Resale conditions, including developer NOCs for off-plan units
Typical holding structures
- Personal ownership
- Joint ownership within a family
- UAE company or free-zone entity
- Holding through a foundation or family vehicle
Structures are chosen with your legal and tax advisors. Evara does not give legal or tax advice.

Dubai Land Department, accessed 24 Oct 2026Questions investors ask
Can a residential portfolio qualify for the Golden Visa?
Yes. The Dubai Land Department accepts one or more properties with a combined value of at least AED 2 million. A mortgaged property can qualify with a no-objection letter from the lending bank. We confirm the current conditions with DLD before you commit.
Do you only recommend off-plan?
No. Off-plan made up most Dubai purchases in 2026, but the brief decides. Income mandates usually start with ready, tenanted units. Growth mandates may include off-plan.
How are off-plan payments protected?
Dubai law requires developers to take buyers' payments for off-plan units into a project escrow account. We check the escrow details on the sale documents before any payment.
